This home sale taught me a lesson that you already knew. You handled this brilliantly. I thought a home has a market price and should sell for that price. I felt that remodeling or fixing obvious problems does NOT make sense if the market value doesn’t go up by that amount. You and various real estate agents over the years have talked about those things don’t raise the value but they make it sell faster. This made no sense to me because no other asset works that way. When we saw low comps and slow activity you rapidly lowered the price twice which I applauded then (and now) because most financial investors aren’t willing to cut their losses on a bad investment. But I still did not understand what you had been telling me.  Here is what I now realize. A home has two inherent prices (both fluctuate over time – of course). One price is the amount it should sell for based on the best comps of homes that waited to get the right deal. This is the price it will sell for ONLY when someone comes along and views this house as the perfect home for them. This can take months or years for that person to come along. The other price is a much lower price at which it will sell to people who LIKE the home but don’t view it as the only one that fits their needs. The remodeling we did moved more people into the former (higher) priced category and you were wise enough to hold out for that price. The reason we paid close to full market value when we bought this house is that it was perfect for us and that is why the new owner paid market price.  Thanks for getting us the right deal. You are my real estate hero.

While working with Anna-Kate on the sale of my home in Montgomery, she demonstrated a high-level of professionalism and experience. There were some minor maintenance issues to take care of and she had an ‘A-Team’ of contractors that were ready to help and were quick to respond. From the listing to the closing date, she was very proactive working with me, the buyer and title company/law offices. Our experience with Anna-Kate Bowen was wonderful. We are new to Montgomery and she guided us through the entire process. We didn’t really know what we wanted but we were sure of what we didn’t want…she was very patient with us and through an elimination process we eventually narrowed the search to find our dream home. She is a local, born and raised in Montgomery so she knows every inch of the town and gives great advice ranging from where to find prime real estate to as little as the parks and restaurants. She has great bargaining skills, I am still amazed at the price we purchased our home and we closed within 6 weeks. Lee is an angel. Period. We could not recommend her more highly. My husband and I bought our first home with Lee about at the height of COVID. Because of travel restrictions, I had to view the homes virtually, although my husband was able to tour with Lee in person. Lee was a joy to work with. She made an incredible effort with each home to provide a virtual tour (via Facetime) that was every bit as comprehensive as an in-person viewing would have been, and to make me feel included in the house hunt every step of the way. She also provided sage advice throughout the entire process from the initial online search to the offer through closing. Lee is unfailingly responsive, kind, and helpful, and even went out of her way to store furniture for us when we had an unexpected early delivery.
